Concrete Replacement and Repair in BVL
Buenaventura Lakes is an established neighborhood, and most calls we get for concrete contractors in Buenaventura Lakes are about replacing or repairing concrete that has been in place a long time. BVL first appeared as a census place in 1990, and by 2000 it already had 21,778 residents and 7,931 housing units. It reached 30,251 people and 10,103 housing units in 2020, with a housing vacancy rate of just 4.8 percent. Nearly every lot is built out, so our work here is mostly driveway replacement, patios, walks and repairs rather than first-time pours.
Where BVL sits
The community lies in northern Osceola County, northeast of Kissimmee near the interchange of the Osceola Parkway and Florida's Turnpike, and it borders Meadow Woods in Orange County to the north. It covers about 5.65 square miles at an elevation of 79 feet. Wikipedia notes it is widely known as a Puerto Rican and Nuyorican community, sometimes called "Little Puerto Rico." Many households here have been in the same home for years and want concrete that lasts as long as they plan to stay.
Ian and the low spots
After Hurricane Ian in October 2022, Osceola County officials named portions of Buenaventura Lakes among the extreme flooding areas, as water flowed in from Orange County along Shingle, Boggy and Reedy creeks. When floodwater sits around a house, the sand base under driveways and patios can soften and shift. Once the water drains, panels drop at the joints, cracks open near the garage and walks start to rock.
We deal with that by finding the failed sections first. On a visit we check every panel for movement and hollow sound, look at where the downspouts and yard water go, and recommend whether to replace a few panels or the whole slab. When we rebuild, we take out the soft material, compact new base and pour with enough slope to move water off the concrete.
Decades-old driveways
With most homes in place by 2000, a lot of BVL driveways have been carrying cars for well over twenty years. Common problems include cracked aprons where the driveway meets the street, sunken panels near the garage door, scaling surfaces and edges broken by tires. Replacing just the worst panels can work if the rest are sound. If movement runs across the whole drive, a full tear-out with a fresh base is the better long-term choice. Either way, we explain the options and what each one fixes.
Working on tight, built-out lots
Because homes sit close together, access matters. We plan where the concrete truck parks, how the old concrete leaves the site and how to protect landscaping and neighbors' driveways. Some streets are maintained by Osceola County, so if a new apron reaches the road we check what the county requires before we start.

Buenaventura Lakes Questions
My driveway panels dropped after the 2022 flooding. Can they be fixed?
Usually yes. If only a few panels moved, we can cut them out, rebuild the base and pour new sections. If the whole slab is moving, replacement with a new base is the safer fix.
Do you take away the old concrete?
Yes. Tear-out and haul-away are part of a replacement job, and we plan truck access around tight BVL lots and neighbors' driveways.
How long before I can park on a new driveway?
Foot traffic is usually fine after a day or two. We ask most customers to wait about a week before parking cars on new concrete, longer in cool or wet weather.
