Concrete Work Across Orlando's Neighborhoods
Orlando covers a lot of ground, and the right approach from concrete contractors in Orlando depends on which part of the city you live in. The city spans about 119 square miles, more than 8 of them water, and counted 307,573 residents in 2020, up from 238,300 in 2010. Wikipedia lists 115 neighborhoods within city limits. We work mostly in south Orlando, closest to Kissimmee, and take on driveways, patios, pool decks, walks, steps and repairs across the city.
Old neighborhoods near downtown
Orlando was incorporated as a town in 1875 and as a city in 1885. Dozens of neighborhoods near downtown were built during the 1920s Florida land boom, and the historic district, including Lake Eola Heights, holds some of the oldest homes in the city. College Park is known for century-old oaks over brick streets. On these blocks, concrete work means front walks, stoops and steps on older houses, often with tree roots, narrow lots and a historic look to respect. We match broom finish and joint spacing to what is there, and take care around big roots.
Sinkholes and limestone
Central Florida sits on porous limestone, and Wikipedia notes the region is susceptible to sinkholes, the most famous being the 1981 Winter Park sinkhole. Most settling under driveways and patios is not a sinkhole. It is usually a washed-out or poorly compacted sand base. Still, if we see a depression that keeps growing or cracks that spread in a circle, we will tell you to have it looked at by an engineer or your insurer before we pour new concrete on top.
Rain and storms
Orlando averages 51.45 inches of rain a year, most of it from June through September, and strong afternoon thunderstorms come almost daily from May through late October. Hurricane Charley in 2004 and Hurricane Ian in 2022 both caused notable damage here. For concrete, the lesson is drainage. Patios need to slope away from the house, driveways need to send water to the street or a swale, and the base has to be compacted so storms cannot wash it out.
Newer south Orlando
Toward the airport and Lake Nona, much of the city is newer construction where owners want more patio space, wider drives and pool deck extensions. Many of those neighborhoods have HOAs, and we design within their guidelines.

Orlando Questions
Is a sunken spot in my driveway a sinkhole?
Usually not. Most dips come from a washed-out or poorly compacted base. If a depression keeps growing or cracks form a ring, have an engineer or your insurer check it before any new concrete goes in.
Can you replace a front walk without hurting my oak tree?
We work carefully around large roots, cut only what is safe and can reroute or bridge the walk where needed.
Do you work in all of Orlando?
We work across the city and most often in south Orlando, closest to Kissimmee. Call with your address and we will set up a visit.
Can a new driveway fix water pooling in front of my garage?
Usually, yes. When we replace the slab we reset the grade so water runs toward the street or a side swale instead of collecting at the garage door. In some cases a trench drain at the garage is also worth adding.
Do you pour on the brick-street blocks near downtown?
Yes. We take extra care at the curb and with tree roots, and we match the look of older walks and steps on those streets.
