Concrete Work Across Poinciana's Villages

Poinciana is one of the largest planned communities in Florida, and concrete contractors in Poinciana need to know both its size and its rules. It was planned in the 1960s as a planned unit development of about 47,000 acres, with the first homes built in 1973. The community straddles Osceola and Polk counties, and its population went from 13,647 in 2000 to 53,193 in 2010 and 69,309 in 2020. The 2020 census counted 25,014 housing units. We pour and replace driveways, walkways, patios and slabs, and repair concrete that has cracked or settled.

Village rules for driveways and walks

Most of Poinciana falls under the Association of Poinciana Villages, and its Design Control Board publishes exterior rules that cover driveways. Section 9.1.1 says driveways must be built of concrete, asphalt or brick pavers. Walkways on a lot must match the driveway material unless the board approves otherwise. Driveways have a maximum combined width of 24 feet, circular and semicircular driveways are prohibited, and any addition or change to an existing driveway needs DCB approval. Driveway color is part of the exterior color application too.

That means a driveway widening here starts with paperwork, not a saw. We measure your existing drive, draw what you want within the 24-foot limit and give you what the board needs to approve it. If your village also has its own HOA, that approval has to be confirmed as well.

Two counties, one community

Wikipedia lists four villages in Osceola County and the rest in Polk. Solivita, once Village 10, left the APV in 2011. Which county you are in decides who handles any work in the road right-of-way, so we check your address before planning an apron or a culvert crossing.

The Poinciana Parkway, a toll road that opened in April 2016, changed how quickly people reach Kissimmee and US 17-92, and the growth since then shows. Newer homes sit next to houses from the 1970s and 1980s, and the concrete on the older lots has often reached the end of its life.

Water and low ground

After Hurricane Ian in 2022, Osceola County officials listed parts of Poinciana among the extreme flooding areas, along with Shingle Creek and parts of Buenaventura Lakes. Standing water is hard on concrete in a different way than frost. It softens and moves the sand under a slab, and when the water drops the slab is left without full support. We look for that on every visit, tapping for hollow spots and checking where panels have dropped at the joints.

On a new pour we compact the base, slope the surface so water leaves the slab and set joint spacing to control cracking. Where a driveway sits lower than the street, we look at the swale and the apron before anything else.

Poinciana Questions

Can I widen my driveway in Poinciana?

Often yes, but APV rules cap the combined driveway width at 24 feet and require Design Control Board approval for any addition or change. We draw the plan within that limit for you to submit.

Can I build a circular driveway in Poinciana?

No. The APV Design Control Board rules prohibit circular and semicircular driveways.

My walkway is pavers and my driveway is concrete. Is that allowed?

The rules say walkways should match the driveway material unless the board approves otherwise. If you are replacing one, we can match it to the other or help you ask the DCB for an exception.
