Concrete Work in the Town "Among the Lakes"

Windermere is a small town with its own rules, and hiring concrete contractors in Windermere means working to them. The town sits on an isthmus between Lake Down and Lake Butler in the Butler Chain of Lakes, and its motto is "Among The Lakes." John Dawe, an Englishman, platted it in 1887 and named it for the lake in England's Lake District, and the town incorporated on February 2, 1925. It had 3,030 residents in 2020. We pour and replace driveways, aprons, pool decks, patios and walks here, and we handle the town's right-of-way process for any work that reaches the street.

Dirt streets and roundabouts

Wikipedia notes that most downtown streets in Windermere are still dirt roads, with only a few paved through roads, and that the town added roundabouts in 2004 and 2010. Where a driveway meets an unpaved street, the apron has to hold up to tires dragging sand and gravel, and the transition has to be shaped so water from the road does not run straight into the garage. That is a different detail from a curb-and-gutter subdivision street, and we build for it.

The town's apron and right-of-way rules

The Town of Windermere requires a Right of Way Use application for driveway work in the town right-of-way, new or repair. Its form sets clear standards for concrete aprons: a minimum 6-inch depth, 3,000 psi concrete, fiber mesh reinforcement, saw-cut road edges and minimum 5-foot flares on each side. Driveways cannot sit within 5 feet of a side property line or within 40 feet of a right-of-way intersection. Where a culvert is needed, the town lists approved pipe types with mitered end sections.

The town also requires a pre-pour inspection and a final inspection, with 24 hours' notice to Public Works, and disturbed right-of-way has to be restored and sodded by the final inspection. Right-of-way work is limited to 9 a.m. to 3 p.m. on weekdays unless the permit says otherwise. Paver driveways need architectural-grade pavers meeting ASTM C902. We build our schedule and our forms around all of that.

Lakefront drainage

Windermere's drainage rules on the same form ask that swales be regraded for proper flow, apron runoff be sent to existing catch basins and lot drainage stay on the property. On lakefront lots we take extra care that patio and pool deck runoff, and any washout from our own cleanup, does not head toward the water. A deck that drains toward the yard and away from the house protects both.
